The nearest train station is Derby, where there is a frequent service to London.
The nearest bus stop which connects with Ashbourne, to the North and Derby to the South, is a ten minute walk from the cottage.
The nearest town is Ashbourne, which is 2 ½ miles away. A few minutes by car and a ½ hour walk.

Arrival & Car Parking Facilities – Ashbourne Luxury Self Catering
The cottage is set in the grounds of Ladyhole House, and has plenty of parking adjacent to the property and nearby. The surface is tarmac.
I try to be at home in the main house when guests are arriving in order to unlock the cottage, and welcome them. I am then able to explain details such as how the heating and hot water system work.
There is one step up to the porch area from the car parking area, and another step up into the house. We have ramps for visitors who are in wheel chairs. The width of the front door is 3 ft.
Main Entrance Hall to Coachman’s Cottage, Ashbourne Self Catering Cottage
There are two entrances to the cottage. The front door which is 3 feet wide is nearer to the car parking area, and there are two steps, one into the porch and the second into the cottage. There are ramps available. The alternative entrance is via the conservatory further down the side of the cottage. There is a step into the conservatory, but it has double doors and is considerably wider (4ft. 6 in). Again there is a further step from the conservatory into the sitting room. Ramps are available for these two steps also.
My husband or I are usually on hand to meet and greet guests and make sure that they are comfortable with the accommodation and understand the heating and hotwater system.
The lighting in the hall is a pendant, in addition to a light in the porch.
The hall is approximately 5 feet wide by 12 feet long. There is a side hung front door 3 feet wide. There is a doormat in the porch and another sunk into the floor just inside the front door. The floor is level throughout the hall.
Immediately upon entering there is a door to a groundfloor bedroom on the left (30”wide), and opposite a door to the kitchen (30” wide). Further on there is another door to the downstairs cloakroom ((30” wide) on the right, and past them the stairs proceed up to the first floor to the right.
There is a Stannah stairlift fitted to the stairs.
Main Communal Areas at Coachman’s Cottage, Peak District Self Catering Cottage
The kitchen is approximately 12 feet square. It has a laminated floor. Leading off it is a small utility room which houses the fridge/freezer, microwave and washing machine. This has carpet tiles. There is adequate lighting in both rooms, plus under unit lighting in some areas of the kitchen.
The sitting room is 16ft x 12ft , and has a fitted carpet. There are four wall lights and two table top lights. There is a television which can play CD’s and DVD’s. One wall benefits from fitted display units, with cupboards underneath. There is an open fire and coal and wood are provided, this has its own guard. There are comfortable chairs for five people and a stool, with coffee tables. The door from the kitchen is 30” wide.
From the sitting room double doors (4ft. 6” wide) lead off to a large conservatory. There is a step down into the conservatory, and another through further double doors (4ft 6” wide) outside. Ramps are available. The conservatory is covered in quarry tiles.
Upstairs, the corridor is 3 feet wide and 18 feet long. There are two steps down leading to the second bedroom. However the main bathroom is on the same level. There are a further two steps down into the main bedroom. Ramps are not available for these steps. This area is covered in a fitted carpet.
Downstairs Cloakroom at Coachman’s Cottage, Peak District Accommodation
Leading off the entrance hall is a downstairs cloakroom 3ft x 6ft. It has a small basin measuring 14” in width, and 33” in height, with mirror over, and lavatory (ht. 15”) to the far end. There are hooks for coats, and it has a fitted carpet.
The door is 30” wide.
Laundry Facilities at Coachman’s Cottage, Ashbourne’s Premier Self-Catering Accommodation
There is a clothes washing machine, situated in the utility room off the kitchen. There are excellent instructions available.
Drying facilities vary. There is a large outside permanent washing line, situated opposite the conservatory doors. This is hidden from view by a privet hedge. There is also an airing cupboard upstairs near to the main bedroom.
Should guests need it, a dryer is available in the main house.
Leisure Facilities – Luxurious Peak District Accommodation
A path leads from the front and side of the cottage to the tennis court area, it is loose gravel. The tennis court is available for use by the guests at any time. It is an ‘en tout cas’ design. Tennis racquets and balls are available.
Croquet can be played on the lawn beside the main house, weather and mowing permitting.
There is a simple swing hanging from the tall lime tree in front of the cottage.
A small wooded area to the left of the car parking area includes a very heath robinson play house and a covered sand pit.
The owners have two small ponies which are stabled near to the cottage. While guests are welcome to pat these ponies, it is asked that they do not give them titbits, as it encourages them to nip.
The Bedrooms at Coachman’s Cottage – Peak District Cottage Accommodation
There are three bedrooms.
The main bedroom is approximately 20feet square, and is situated on the first floor. This room has a fitted carpet and television, with remote control. There are two steps down into the bedroom. There is a main pendant light, with two wall lights and two bedside lights. The beds are twin divan beds, which can be zipped together, each 36 inches wide. The height of the beds is 24 inches, and doors measure 30” wide. The room is prettily decorated in pale yellow with chintz curtains and lace bedcovers. There is a large walk in wardrobe and separate chest of drawers, with mirror above. There is a further full length mirror. There are two chairs. This room is capable of taking a zed bed, should it be needed.
The second upstairs bedroom is 18ftx10ft. This room has an en suite leading off it and has a fitted carpet. There is a pendant light and bedside lights. The decoration is simple with pretty patchwork bedspreads on the twin beds, 36 inches wide and 24 inches high. There is a large wardrobe and separate chest of drawers with mirror above.
Downstairs there is a further twin-bedded bedroom measuring approximately 12feet square. This room leads off from the entrance hall. It is fully carpeted, beds measuring 36” wide and 24” high, and has a chest of drawers. The beds have further drawers within the divans, and there are rails on the walls for hanging clothes. The décor is attractive with good quality curtains and toning bedspreads.
The main bathroom is situated upstairs measuring 10 feet square and is adjacent to the main bedroom. It has its own door measuring 30 inches and is on the same level as the corridor leading from the stairs, approximately 8 feet away. It is fully carpeted and has a pendant light, with further light over the basin. There is a bath with hand shower tap unit, a basin with two taps with mirrored cabinet, above and lavatory. The lavatory is 16” high, the basin 30” high and bath 22” high.
The second bedroom has an en suite shower room leading off it. The dimensions are 8ftx6ft, and the door width is 30”. It has a shower in a cabinet, with tray and sliding doors, a basin with two taps and mirror, shelf and light over. The lavatory is 17” high. The room has a fitted carpet and heated towel rail, with pendant light.
Downstairs, leading from the entrance hall is a cloakroom, previously described.
Self Catering Kitchen Facilities – Peak District Luxury Self Catering Accommodation
The kitchen is located as you come in from the front door, immediately on the right. Having walked through the kitchen the door leads into the sitting room, and from there into the conservatory. The kitchen dimensions are approximately 12 feet square. There is a Rayburn, which operates the heating and hot water systems, as well as having a cooker, with two ovens, one of which is a warming oven. There are lids on the top which lift up for use as a hob. The Rayburn has excellent instructions, and the cooking burner needs to be turned on about half an hour before use. There is also on the other side of the kitchen an electric hob with four rings, for instant convenience. The temperature of the hot water can be adjusted, as can the heating. The stainless steel sink has a main cavity and a smaller cavity. It has a joint tap. The height of the worktops and Rayburn is 36 inches. There is ample work surface space placed on two sides of the kitchen(ht. 36”). There are also plenty of cupboards, and it is very well equipped, up to the cottage’s 5* rating. There is a strip light, some under cupboard lighting, and a laminate floor. Leading off from the kitchen is a small utility room which houses a washing machine and fridge freezer. The table measures 3 feet in diameter and is 27” high, and there are four chairs of 20” in height.
Grounds & Gardens at Coachman’s Cottage, Ashbourne Self-Catering Accommodation
The total area of the grounds is 6 acres, with about 3 acres creating a formal garden.
Upon driving through the gate from the long drive, to the right is a large area of 1½ acres laid down to mainly lawn. Within this area is a terrace in front of the main house with filled beds in front of the house. There are two parterres at the front of the terrace, and the lawn drops down to a path leading down the garden and ending where the old orchard used to be when the house was built in 1909. The large flat lawn to the right of the main house has large herbaceous flower beds and a statue in the middle. Leading through a wrought iron gate between the beds you come to the tennis court garden. The court is hard, made by en tout cas and guests have racquets and balls available. Surrounded by a wall to the rear, with herbaceous beds covering the length of it, there are paths leading along the wall and around the area to the tennis court. There is a hedge enclosed area to hide the washing line, and further ornamental trees and shrubs. Also the original Edwardian greenhouse, and potting shed forms a barrier to the cottage. The footpaths a loose gravel, and the other areas are all grassed and made into lawn. There is a picnic table with umbrella for guests use near to the conservatory on a tiled area. There is also a further wooden bench seat on the lower lawn.
There is a steep bank down from the large herbaceous lawn leading to the path to the orchard.
On the left of the drive as you enter there is a wooded area which has a simple play house, and covered sand pit. There is also a high swing in a tree outside the cottage. These areas are all grassed.

Within the cottage there are two smoke detectors on the upper landing. There is also a fire blanket and spray.
There is a no smoking policy in the cottage.
Upon request, dogs are welcome in the cottage, but it is requested that owners clear up messes within the garden and make sure that they do no damage.
There are networks for mobile phones from the cottage.
Instructions for emergencies are clearly on view in the utility room.
